I originally introduced this project to everyone in a post I wrote called “ Sketching during Schematic Design ” that I wrote back in November 2014. That post showed the process of going from initial concept to a finished schematic design plan that I would ultimately show the clients. It’s perfectly flush.

The existing concrete deck is not sloped. Since “you’re the professional” , you are expected to do some educating and coaching of the designers and customers so that they know what to expect from the product once it is delivered and installed. Q: We are installing stone tile on an exterior balcony. Is this acceptable?

(The other was the well-documented 1999 Kips Bay Showhouse). Thomas identifies the dark marble on the counter, floor and tub deck as “masculine” His Aero fittings for Waterworks, with its three-part propeller handle, are identified as the the jewelry in the space especially in the nickel finish.

When we finally added all those 2D drawings into one 3D model, there were so many pot-holes that it was clear this set was meant for field design. And when you’re fighting for inches in your renovation design, you really need an existing wall to be where it is drawn (especially if that wall is 1,700 miles from the office).

The project (shown in the above image) was originally designed by the office of Robert A.M. I would like to go on the record, before I go any further, and tell you that this house is designed to within an inch of its life and the architectural drawings that Stern’s office prepared are substantial.

In the above photo, I have jumped down into the crawl space to document a few things. I asked the contractor about why there were so many framers working on this one area and it’s because they were there to install the decking on the floor of the main house but had to wait on the city inspector to show up (he was running late).
